The cost of roofing is always increasing, almost doubles every 10 years. The smart philosophy for roofing is do it once and do it right! Save yourself money in the long run by installing a metal roof instead of a low cost roof which will require replacing sooner or periodic repairs. Metal roofing requires little, if no maintenance at all, even with a life-cycle over 3 times longer than shingles.

Why choose metal? It adds value to your property

The labour cost and job turnaround time is much less than associated with most other roofing materials. A new roof can in fact be thought of as an investment. Your real estate value is part location, land size, and building; the condition of your building has a big impact on the value of your property; the roof is going to be one of the evaluated factors in the value of your home, a roof that lasts is more valuable than a roof that's going to need replacing every 10-15 years.

Vitality of your heritage roof

Roofs are an important part of the architectural landscape and more often define the beauty and vitality of a building. Heritage roofs need a prompt response to damage before it gets out of hand and ends up costing more to repair.

What to consider when choosing a roofing contractor?

Third time's the charm is an often used phrase but it doesn't apply when you are investing significant amounts of money on your rooftop and looking forward to living in your house peacefully with minimal infrastructure wear and tear in the future; it would be monumentally better if it's done once and done right.

This is important to keep your family and property safe and will protect your belongings from outside elements. That means finding the right roofing contractor who understands your needs and demands and delivers without compromising the quality of workmanship. Before selecting one do a survey of your local area and find out, at least, three well-reputed contractors with credible experiences, proper licensing and good business reputation. You can’t risk your personal assets by accidentally selecting a company that either lacks full insurance or full licensing or is prone to using the poor quality materials or fails to provide solid workmanship.

As far as the legal aspects are concerned you need to first and foremost verify that they have the required applicable business licenses, their proof of insurance including worker’s compensation and liability coverage. This will prevent you from lawsuits if unfortunately a worker gets injured while working on your roof and generally affirms the legitimacy of that business.

When it comes to customer satisfaction you can even ask them for references to their latest customers or those that have roofs similar to yours made recently and get a review. Another factor here is ensuring that the roofing contractor you are considering to hire has explicit proof of roofing manufacturers to install and work on the type of roofing material you have chosen.

From a financial vantage point, you need a contractor that provides warranty for both the roofing material and the workmanship of installation, i.e. labour warranty. Read the warranty information provided in detail including actions that may nullify the warranty and whether the warranty is transferable between home owners.

It is best to go for local contractors and before making any hiring decisions you can draft a detailed contract with them that explains each and everything from the timeline of the project, the materials to be used, the amount of workers required, safety procedures and the cost including payment methods.

One curious disadvantage to avoid at all costs is hiring a contractor that doesn't do the work themselves. Companies that subcontract their work tend to be irresponsible about the project as they are not directly in control of the work being done. This means that not only can it be delayed but the insurance provided may not be valid for the company they are sub-contracting to.

Also, the responsibility of workmanship does not fall directly on them thus in case of future complaints they can’t help you out. This also affects their warranties that may not be as long-lasting or valid as you would need.

You might fancy a contractor that specialises in durable materials such as metals, competes on all fronts by bringing high-quality labour and materials to the task and provides a flexible range of warranty for different buildings the lowest threshold being 10 years.

The warranty should include workmanship and be transferable between home owners. Once you have selected the final candidates compare their services, the cost, and the warranties and then decide. It is always advised to never trade off quality with lesser experience as they will ultimately result in maintenance, repair and replacement costs.

Why you need a heritage roofing specialist

For heritage listed buildings, it's best to rely on experts in the industry who specialise in heritage roofing repairs.

The difference between modern and heritage roofs is that modern roofs are built with pre-fabricated materials and can be easily repairs by any roofer, but heritage roofs require a specialist with the proper skills for your particular heritage roofs architecture. And often a specialist is required because repairs and maintenance require fabrications to be made on the spot.

What is the difficulty with heritage roof repairs?

The unique problem with heritage listed buildings is their inability to conform to modern one-size-fits-all solutions, making repairs and modifications a challenge, but not for us. We have over 25 years of experience with heritage listed buildings including churches, government buildings, and even heritage listed residential homes.

Can I perform a metal roof inspection myself?

Our homes are as secure as the roofing above and a huge portion of that comes from regular maintenance of our roofs. Now some people make the wise decision of installing a metal roof instead of asphalt and that is in many ways a lot more durable than bricks and sand. However, even metal roofing needs proper treatment and periodic maintenance if it is to uphold its strength over the course of its life cycle.

An annual roof inspection is a must but if you know your way around metal roofs and are willing to learn a bit you can easily save the money a professional roofing company or roof inspector would charge.

You first must know the basic components of a metal roof that includes the type of streams that could be either flat, standing or overlapping and aim to prevent moisture. Horizontal and vertical panel seam, panel fasteners, panel perimeter and penetration flashing are all parts of a metal roof seaming. The metal panels are installed to prevent penetration and solid sheathing is typical for a roof deck for metal roofing.

While the slope of the roof is something you would check at the time of installation, you can reread the manufacturer's details on the material of your roof and warranties for repair before inspection so that you have an idea about the kind of potential is to be expected and can easily be resolved. The slope is one of the many factors that go into warranty period; If any problems such as oxidation or rust, you’ll know if you're covered by warranty.

Physical inspection, it's safe enough to walk around and you can even get a guide of how to walk on a roof to get a feel of underlying infrastructure. While walking check for drainage issues, moisture problems, discolouration, leaks, patch breakdown, panel corrosion, flashing problems, loose fasteners, and deflected panels.

The checklist might seem extensive but with the right context, thee inspection make more sense and are definitely easier to carry out. If there has been strong windy weather recently you can check the panel fasteners that may be loose or missing or the fastener holes can be stretched out from the panels, creating gaps that are larger than the sealing washers.

Metal roofs have steep slopes and the drainage systems lands into gutters; one of the external inspections you ought to make is checking gutters, drains and downspouts to ensure there isn’t clutter or debris in it.

Flowing water outwards isn’t the only issue here, you have to check for leakage areas that are caused by deteriorated panel seams, perimeters, and flashing's. The sealants between panels can also dry and break so check within the overlapping seams and reapply them if they become brittle.

Checking for rust. One common problem associated with metal is rust and manufactures usually have a warranty for that. This is one of the primary reasons you should periodically check your roof for rush or signs of rush such as discolouration; Because if your roof is rusting then you should contact your manufacturer before it's too late as rust can take years to become problematic, by then it may be too late for your warranty to cover.

When too tight the fasteners are more prone to rusting and they have sealing washers that may break down. Touch the sealant to ensure they are still soft, your fasteners aren’t loose but not too tight either and the washers still have some life.

There is no exact science to metal roof inspection especially if it’s your own home and you are still learning the ropes, but knowing the material, the manufacturer's guidelines and the simple checklist might save a lot of cost and trouble.

You may be looking at how to perform your own metal roofing inspection because you currently have a specific problem with your roof and want to know exactly what's going on. Well how about you send us an enquiry so we can specifically assist you. We offer free roof quotes for all buildings within 60km of Sydney.

Do you service lead valleys, and box gutters?

Yes. we offer gutter repairs and replacement services to heritage buildings. Repair and installations services to lead linings, valleys, box gutters, tapered gutters, and back gutters. As with heritage roofs, the gutters are not prefabricated and so it takes a specialist to custom lay and shape the lead.

Lead gutters are tapered or a boxed lining that runs between the centre or perimeter wall. Lead gutters are very common with heritage listed buildings.

When considering parapet gutters or tapering valley gutters on heritage buildings, it is usual to specify lead from code 5 to code 6, and the lead worker has sufficient qualifications and experience to carry out the installation of lead correctly.
